Weird Lag after adding effects?

Editing 4K footage from the AX53. Everything runs smoothly. However, any time I add effects (scale, position, rotation, keyframes, etc) and then try to play the video-- it immediately starts lagging and gettin choppy. It plays different audio than what is showing on the screen, etc.

With that said, if I quickly change the playback resolution to ANY other option -- even if it is higher resolution (or, from 1/2 to 1 or from 1/4 to 3/4, etc) and then hit play it immediately plays smoothly.

how do I rectify this? Am I missing something?

Please add effect to an Adjustment layer above the clip and report back please.  I have similar issue.
