Text and Export windows (only) virtually unusable

When timeline has a 2/3+ minute edit with no effects present, text becomes unuseable. By unuseable I mean that when I click anything in the text (transcript or captions) window, there is no response. When I double click a subtitle on the timeline, it will not jump to linked subtitle in the transcript window and sometimes even when I am able to click into theasubtitle in the text window and update it, the updated text is reflected in the source window but not within the text window. This renders subtitles and transcripts broken. If I export audio and put it into another timeline I'm able to use the text window but with heavy lag. This was not a problem until recently (I guess 3-6 weeks).

The export window has also ground to a halt for me. I have to close and reopen a project in order to even open export dropdown windows. Otherwise clicking does nothing or the export tab simple doesn't open.

So far I have tried:

- Reinstalling PP
- Deleting plugins (I thought it was the insta360 plugin which caused this but even after deletion the problem remains)

I think it's possible this occured with one of the latest updates, but I have not been able to verify.

I'm having the same problem on two seperate macbook pro machines.:
